Horace Bushnell Congregate Homes
Located next to the CAC offices on Vine Street, this facility houses frail, poor, elderly minority families in need of affordable accommodations with some support services. Originally built in 1981, the facility is currently being renovated into an assisted living complex offering a higher level of support services. Funding is provided by the U.S. Department of Housing and Urban Development.
Pinewood Condominiums
In 1990, we purchased an partially completed 11-unit condominium complex in the Elmwood section of West Hartford. Families from public housing were selected to purchase these units, each completing over 200 hours of “sweat equity” and closing on their units in the summer of 1991. Most of the families still make this highly successful and unique development their home.
Funding for this project was provided by the Connecticut Department of Housing.
Scattered Site Homeownership Initiative
With proceeds from the sale of the Pinewood units, the CAC established a novel scattered site homeownership program which now includes over 300 lower income working families throughout the Hartford region. Each family received downpayment assistance, mostly in the form of a land purchase and a ground lease arrangement with modest resale restrictions.
The State of Connecticut has provided over $4 million in grant money to continue this program since 1992, which have leveraged nearly $17 million in mortgages.
A subsidiary organization, Urban Suburban Affordables, was established to hold title to these land holdings, while monitoring and supporting the families involved.
Zezzo House
Built in 2001-2002, this affordable rental development includes 18 spacious apartments in three adjacent buildings, providing housing and support services for families, at least one of whose members is HIV positive. Named after our former Executive Director, Rev. Joseph Zezzo, this proud and stately facility that has become home to many fine families and individuals.
